This section looks at data relating to housing land monitoring. Click on the links on the left to access statistics on house prices and the results of our annual residential land survey which includes details about dwelling completions, progress with structure plan targets and reports of the survey findings.

 

In terms of new properties being built within Bournemouth, latest figures for the year up to 31 March 2008 show that there have been 1,709 dwellings (gross) completed over the past year. If losses and demolitions of existing properties are taken into account to give a net completions figure, this indicates that a total of 1,534 additional new homes were built.

 

The Bournemouth, Dorset & Poole Structure Plan sets out a figure for the level of housing provision that should be made across Dorset during the period of the plan (1994-2011) based on the forecast growth in population.  Progress against this figure is monitored by each local authority in the county with Bournemouth’s share of 12,400 dwellings (gross) completed by 2007, ahead of target.

 

The average price for properties sold in Bournemouth over the period April to June 2006 was £206,766, compared to an average of £199,184 in England & Wales. For a detached house in Bournemouth, this increased to £278,095, whilst for a flat/maisonette the average was £159,480. In relation to the volume of sales, 1,298 properties were sold in Bournemouth over this three-month period, with flat purchases accounting for just under half of the total sales.

A Housing Needs study was undertaken in 2004.  The study estimates that the net affordable housing requirement is 1,572 dwellings per annum.
