When you build something, as well as needing planning permission , you are often likely to require Building Regulation approval. Sometimes, however, Building Regulation approval is required when planning permission is not required and vice versa. The two approvals required under Building Regulations and Town Planning legislation can be confusing to the public, but they each deal with different aspects of a proposed development and different legislation. If you are in doubt as to whether either or both approvals are required, please contact the Building Control Section.  
 
Building Regulations apply to new buildings, alterations to existing buildings and the installation of controlled services and fittings (such as drainage, sanitary fittings and heat producing appliances) or to changes of use of buildings. They are required to ensure that buildings are safe, weatherproof and suitable for their intended purpose. Building Regulations will generally cover:
