On advice from the government regarding the coronavirus (COVID-19), we are able to offer some extra assistance to those who most need it.

Local Housing Allowance lets you identify the maximum amount of Housing Benefit that you could receive as it is based on how your household is made up.

One bedroom is allowed for each person in the following categories:

  • A single adult or couple. Level A might apply to you, please check.
  • A child.
  • Two children of the same sex, until one of them reaches the age of 16.
  • Two children of the opposite sex until one of them reaches the age of 10.

Four is the maximum number of bedrooms anyone is allowed. Use the Room Calculator on The Valuation Office Agency's website to help work out the maximum amount of Housing Benefit you could receive.

If you are aged under 35 then your Housing Benefit will normally be based on the shared room rate of Local Housing Allowance.  However, there are some exceptions:  

If you are in self-contained accommodation and you are one of the following: 

  • you have a non-dependent (this does not include subtenants)
  • you receive the mid or high rate Care component of Disability Living Allowance, or the daily living component of Personal Independence Payment
  • you need an additional bedroom for a non-resident, overnight carer
  • you are subject to MAPPA (multi agency public protection arrangements level 2 & 3 only) and are aged over 25
  • you have spent at least 3 months in homeless hostels where support is provided with a view to rehabilitation or resettlement into the community and are aged over 25
  • you have dependent children (including foster children)
  • you are a care leaver (this exemption only applies until your 22nd birthday)

The rates shown below only apply if you make a claim for benefit between 01/04/2020 to 31/03/2021. 

Remember that this is a very basic guide only. While we have tried to make sure that the information is correct, it is possible that some of the information has changed. 

If you live in a mobile home or your rent includes an amount for food or meals, we will need to ask the Rent Service to decide if you qualify within the Local Housing Allowance scheme, or another Housing Benefit scheme.
